The B&B "Francesco in Assisi" is a cozy home carefully managed by the Carloni Family, located at the foothills of Assisi, in a welcoming and family-oriented environment. The three guest rooms are situated on the second floor of a building equipped with an elevator and Wi-Fi access. Here, visitors can also take advantage of the breakfast room, where a genuine and relaxing start to the day is served every morning.

The location is perfect for those looking to explore Assisi and its surroundings. The Basilica of Santa Maria degli Angeli is just 500 meters away, while the center of Assisi is only a few minutes away, located 2.5 km from the B&B. The bus stop for Assisi and Perugia is merely 20 meters away, making transportation particularly convenient. The train station is approximately 800 meters from the property, and the International Airport of Umbria "San Francesco d’Assisi" is just 10 km away. Upon request we can prepare savoury pies and cured meats. For those who suffer from celiac disease we can serve gluten-free food. Buffet is self-service, at the table we serve coffee, cappuccino, milk, tea and chocolate. One of the best and most beautiful B&Bs on my trip, very warm hosts, absolutely tastefully furnished, all the amenities you could wish for (elevator, Vespa parking in the garden, electric blind). The stay at B&B Francesco in Assisi was excellent, very close to the wonderful Basilica of Santa Maria degli Angeli. Mrs. Mariella and Mr. Paolo welcomed us warmly and delighted us with the wonderful breakfasts; we felt at home. The apartment has all the comforts, is cozy and clean. The owner is very kind and went out of her way to provide me with an excellent breakfast despite my intolerance to milk and dairy products. She also gave me a map of Assisi, providing various information on how to get around and what to visit. The property is simple, welcoming and clean; it is very close to the Basilica of Santa Maria degli Angeli and also to restaurants, bars and pizzerias. The stay was really pleasant, I felt like part of the family.

The location is good even if you don't have a car as it is close to the bus stop that takes you to the center of Assisi, as well as the train station. The B&B is clean and equipped with all the necessary comforts to have a great stay. The owner is kind, courteous and always available to resolve any doubts you may have regarding your stay.

Great B&B, the classic family-run Bed and Breakfast where you feel like part of the family. Comfortable and clean room, with the right accessories. Excellent location where a shuttle is enough to get to Assisi. Ample free parking available. A stone's throw from the sanctuary of Santa Maria degli Angeli. The owners are extremely helpful people and always available for any need and information. A place to go back to and return to.

On the first weekend of March, on the occasion of B&B Day, my husband and I spent 2 nights at this B&B managed by Mrs. Mariella. The house is cozy, the room is large with a private bathroom. The location is strategic to visit Assisi and the nearby villages. Mrs. Mariella gave us all the information to visit Assisi, showing us the main monuments and typical restaurants in the area. For breakfast, she served us delicious homemade cakes and exquisite jams. We were very happy and recommend everyone to stay with Mrs. Mariella.

Mi dispiace che la colazione non sia stata di suo completo gradimento e vorrei precisare (non tanto per lei, che ha potuto verificare di persona) ma per i futuri ospiti che leggeranno la sua recensione, quali sono le cose che forniamo per la colazione: merendine confezionate singolarmente, biscotti vari, fette biscottate con marmellate fresche e marmellate industriali, burro, due o tre torte dolci tipici, miele, Nutella, succo di arancia, the, caffè, cappuccino e cioccolata calda. A richiesta serviamo anche una colazione salata con affettati vari, formaggi e pane. Normalmente non mettiamo la frutta fresca, ma se ce l'avesse chiesta saremmo stati felici di accontentarla, perché ci teniamo veramente molto a soddisfare i nostri clienti! I stayed at B&B Francesco in Assisi for only two nights but I had a great time. The landlady is very sweet and helpful and I was welcomed as if in a family. We had a great time. We had a room on the second floor, with a double and a single bed. Very comfortable mattresses. Very large room, with a small balcony, large bathroom (with bathtub and separate shower, very convenient; equipped with a window), and an anteroom with sink and mirror. The room, quiet and very clean, has a TV, air conditioning, a wardrobe, and a small desk. Just outside the room there is a shared fridge that can be used. Breakfast is served in a room on the second floor. Don't miss the cakes prepared by the very kind Mrs. Mariella, who also gives great suggestions for visits in the surroundings and for lunch/dinner (we followed them and were satisfied). The B&B Francesco in Assisi is located in a very quiet street, with parking available right in front. You can easily walk to the Papal Basilica of Santa Maria degli Angeli in Porziuncola, and to the bus stop that takes you to Assisi. By car, you are just a few minutes away from SS75.

We stayed at B&B Francesco in Assisi for two nights with a 3-year-old child. It is a true Bed & Breakfast that allows guests a lot of privacy because the house is divided and organized very well. For me it is the second time I come back after 5 years because already the previous time I noticed the great availability of the owners: even this time when I arrived at the station there was someone to pick me up; they do everything to organize your day by giving you all the information about the nearby places to see (Spello, Perugia, Foligno, Spoleto); the station easily reachable on foot or by bike; excellent the cakes that the lady prepares and of which I now also have the recipe. Very nice people, I would return immediately.

The structure is very close to the Basilica of Santa Maria degli Angeli, but in a very quiet area. The description fully corresponds to what we found. Cleanliness and courtesy, combined with the amazing cakes that were served for breakfast, I feel comfortable recommending it to all those who want to go to Assisi.

We stayed for a weekend in this establishment and had a great time. Mrs. Mariella welcomed us in the best way, explaining how to move around Assisi and the surroundings, also providing us with a map of the city; moreover, her cakes are fantastic, especially the apple cake. The breakfast, prepared by Mrs. Mariella's daughter-in-law, is truly the best: homemade jams, yogurt, cereals, biscuits, and the famous cakes, whatever you ask for they are always willing to satisfy you, they are truly fantastic people. The room, equipped with a TV, air conditioner, and private bathroom, is clean and welcoming and there is really everything you might need, from a hairdryer to blankets in case of excessive cold. The area is very quiet and well connected. We will definitely return.

Hospitality 'masterful', truly perfect hospitality, you feel pampered by a thousand attentions, as if you were in the family, but with great grace. Truly a beautiful experience that passing through here we would like to repeat! We were assigned a large and comfortable room with a master bathroom, air conditioning and TV, but in fact the whole B&B is very nice and well organized. They are also really helpful to assist you, in my case both for the shuttle service to and from the station at very inconvenient times, and for the breakfast only based on fruit because vegan guests (by choice we do not have breakfast with cereals and soy milk that were available, but only with fruit) we couldn't be tempted by the fragrant cakes prepared by Mrs. Mariella. We highly recommend it to everyone to experience 'also' at home the magical sweetness of the place.

Ten out of ten for this beautiful B&B. Comfortable, clean, and excellently run by the owners in a friendly and family atmosphere. The Assisi train station is a few hundred meters away, as are the bus stops to go up to the very nearby historic Assisi (also reachable on foot via the famous "mattonata," which is about 4 km of a nice walk). But the highlight is the breakfast, with a wide selection of homemade cakes made by the owner each time! Absolutely recommended.

The B&B Francesco in Assisi is not only welcoming, but the managers are also hospitable, friendly, and attentive. There is also an exquisite smell of freshly baked cakes. Not only that, but much, much more. For us, it is the best structure in Umbria. You must stay there to enjoy this corner of peace.
