The place is amazing. Not too far from the centre/walking distance. It was quiet and kind of private. The garden/terrace/pool is really nice! I totally recommend this place. The host - Valentina was very kind and helpful. Next time I am in Perugia, for sure I will come back!

From the moment we arrived, our stay at Le Balze was perfect. The hosts were so kind and friendly, and even offered to drive us to the supermarket on our first day as we were tired from all the travelling. Throughout our stay, they gave us plenty of great tips on things to do and see around Perugia and Umbria. The locations of Le Balze is perfect, you get all the peace and quiet of a big park, while being a 20-minute walk/5-minute drive from Perugia town centre.\n\nOnly a 10-minute drive from both the airport and the station, Le Balze is just as it appears in the beautiful pictures, if not better. The apartment was everything we could hope for and more. We stayed in Il Rustico, which is a large and beautifully furnished loft, with many precious antiques next to more modern furniture, which gave it a really classy touch. The apartment was in perfect conditions upon check-in, both beds were really comfortable and the kitchen was really well equipped, and the big oven was definitely handy.\nThe garden (more like the size of a park) is incredible, it's really well maintained and one can see how much work goes into every little corner. The big swimming pool was also a God send on hot summer days, and to top it all off, the family has the sweetest two dogs.

I spent a month at Le Balze while I was studying at 'Università dei Sapori'. From the first moment I met Valentina and her family, I felt really at home. The place is wonderful, with a private garden, swimming pool, and a view of the surrounding hills. Every morning I felt so lucky to be able to have breakfast in such a beautiful garden. The center of Perugia is just around the corner, so you can enjoy the city while being in a quiet corner of paradise! Highly recommended!

My husband and I spent the most lovely week in Perugia at Le Balze, at the apartment Il Rustico. The garden is massive and very well-kept, and the apartment has beautiful furniture, very comfortable beds, and a very well-equipped kitchen (which even included a bread machine). The hosts are incredibly kind and helpful and gave us a lot of useful information. We definitely recommend it.

We had a gorgeous time at Le Balze in Perugia! The garden is huge and so well-kept, with so many gazebos and little corners to sit and relax. The pool, that was cleaned every day, was big and fresh, a pleasure to jump in in the Italian heat. The apartment (the loft) has classy, brand new furniture and it was very well equipped for cooking and everything else. It was spotless and it is on the ground floor so it was nice and fresh too.

For the second time we visited Valentina and her family in Perugia! Not only are the apartments perfect, but also the location to visit Perugia and several classic villages, like Assisi, Norcia, and Orvieto, in the surrounding area, is great. I went there with my girlfriend, and we can't thank the family we stayed with enough for their hospitality and kindness. If you want to experience a comfortable classic Italian holiday, we can highly recommend Le Balze! The rooms are clean, very well equipped, and comfortable. And the garden with a swimming pool is big and well taken care of. A very nice place to relax. Valentina, thanks again, and we hope to see you again very soon!

My family and I stayed in the Le Balze apartments in December 2014. The elegant villa was ideal for relaxing both inside and in the large garden. The outdoor BBQ made the mild evenings extremely enjoyable. The apartment was cleaner than most hotels we have stayed in over the years! The care with which everything was laid out for us was impressive. While having a traditional feel, the beds were extremely comfortable and the fridge/washing machine/stove and other appliances were clearly brand new. The location was perfect. A 10-minute bus ride to the town center, Le Balze is perfect for coming and going from town easily. We asked the hosts for some tips on what to do in the area and they were extremely helpful, going the extra mile to show us places on maps and books. We will definitely be staying again this summer, to make the most of the amazing garden and swimming pool! Thank you!

After a wonderful stay at Le Balze we are full of praise. We were given a lovely warm welcome by Valentina and her family. Our apartment was absolutely beautiful, elegant, spotless and very well equipped so we were most comfortable. The extensive gardens and the pool were very relaxing after some strenuous days sightseeing in nearby Perugia and the surrounding towns. A highlight for us was a trip across the valley to the place we could see across the valley, Assisi. There is no shortage of trips to be made but if all you wanted to do is chill out this is the perfect place for it. Valentina is a wonderful hostess, never intrusive but always available with great suggestions for things to do. No problems with communication either as the whole family speaks English fluently. We shall be back.

What a sweet way of living in this property just a stone's throw from the historic center of Perugia! Our apartment, Le Balze Appartamenti, was slightly secluded in the large garden that makes up this property, so we truly felt at home in the peace and quiet. There is nothing missing in this bright apartment, and outside there are also plenty of amenities: swing, dining area, relaxation area, barbecue, and the whisper of the wind through the tall pines and cypresses. The bus right in front of the property runs frequently enough to avoid using the car to go to the historic center: a plus!

We are delighted with the accommodation. It has a beautiful garden,a pool and comfortable seating areas. The very well-kept outdoor grounds almost resemble a park. Super strategic area to comfortably visit all of Umbria and then return for a couple of hours of relaxation by the pool. The apartment is clean, tidy, and well maintained with every comfort. The kitchen is equipped with everything necessary, including a moka pot and dishwasher, allowing you to enjoy meals in tranquility in the exclusive garden area equipped with a table, chairs, and umbrella. Valentina is super available for any needs and always ready to respond to all requests and questions. Wonderful stay.

We stayed 4 days at the Rustico and since we are 5, spaces are important for us and in this structure we felt very good. The apartment is large, very airy and spacious, and above all equipped with every comfort. Immediately you notice the extreme cleanliness and the care with which the spaces have been designed. The exterior is well-kept, the small pergola where you can also eat is beautiful. The pool is beautiful (the children really appreciated it) and the surrounding environment is very peaceful. Not to be underestimated is the fact that it is very close to the center of Perugia, and also in a very convenient position to visit other Umbrian cities. A special mention goes to the host, Mrs. Valentina, who is very kind, always present but very discreet and above all gave us a lot of advice making our stay unforgettable.

Semi-basement room but cool, communicating with another apartment (you can hear everything). Wonderful and well-kept pool and garden. The location is perfect: just outside Perugia and a good starting point to visit nearby cities. Kind and helpful host. There is no breakfast.

Le Balze is a beautiful and relaxing place with a large and well-kept park. The apartment is very cozy, with a warm and pleasant atmosphere; the decor is well-kept and elegant, the beds comfortable, the kitchen complete with accessories. We had our veranda with a barbecue outside the kitchen and near the beautiful pine forest. It is very close to both the center and the highway: excellent logistics! The owners, never intrusive, are welcoming and very kind people and welcomed us like at home.

And finally we arrive by train at Perugia station. Here we find Mrs. Valentina waiting for us very kindly who came to pick us up. And this very kindly and offering herself because it was evening, so as not to take a taxi or bus. All with extreme kindness and naturalness, without false courtesy and with great hospitality. As soon as we crossed the entrance gate, we found ourselves immersed in a beautiful park, and even though it was night, intriguing and well-kept corners could be noticed. They hosted us in their home, inside a beautiful triple room finished in wood by a German artist, if I understood correctly. Right away, the owners, Giancarlo and Valentina, proved to be wonderful and affable people, not forgetting their three children (one female and two males) and their two nice and very affectionate dogs. The room was spotless and the bathroom was fabulous. Everything neat and sparkling. A well-kept and very lived-in house, full of intriguing and interesting things, made by interested and interesting and capable people. Deep connoisseurs of the city's history, capable of advising you on a visit itinerary that will not let you miss out on any of the more or less hidden treasures. Truly two minutes by car from the center. The next day we were able to admire the garden and all its wonderful corners, immersed in a well-arranged and finely cared-for greenery. There is also a beautiful swimming pool and everything you could need to stay in the best possible way. My family and I were guests at this splendid accommodation 'Le Balze Appartamenti' for a week.\n\nIn addition to me, my wife, and our four children, another family of four (parents plus two children) was with us.\n\nMy family and I stayed in the 'rustic' apartment while our friends stayed in the 'Delle Rose' apartment, adjacent to the owners' house.\n\nThe first thing that struck us, as soon as we set foot in our apartments, was the great cleanliness and the almost maniacal attention to detail.\n\nEverything was perfectly in order, with tasteful objects and furniture of excellent quality.\n\nThe property is family-run. We had the opportunity to meet a couple of children and then the two owners.\n\nTruly delightful people, polite, and extremely helpful.\n\nWe really felt how important it was for them to make their guests feel good, as if it were a primary mission, all done with extreme naturalness.\n\nNothing forced or fake.\n We felt at home and never out of place, despite the presence of 6 young children (the youngest was 1 year old, the oldest less than 8), which caused some confusion and a bit too much noise from us.\n Beautiful park with a pool where we spent most of our time, in total relaxation, to recharge our batteries after a tough year.\n Mission accomplished!\nThe property is in a privileged location, with practically everything available just a few minutes away by car: bar, supermarket, pharmacy, pizzeria, restaurant, etc.\n Within 15/20 minutes, you can reach places like 'La città della domenica' or, with a little more time, Assisi.\n In short, a truly excellent experience that will make us come back next year, maybe with a couple more kids. In fact, I don't rule out a visit of a few days next autumn.\n Highly recommended.

Everything one could desire from a "trip" of three days. We went to see Umbria Jazz stopping at Le Balze Apartments, the place that had inspired us the most. We left very happy with the choice we made, for the great beauty of the park in which the property is immersed, very well managed, but above all for the natural warmth that we found and for being welcomed as friends, truly, by Valentina, Giancarlo, and the great family they are.

This year we wanted to immerse ourselves again in the stunning beauty of beautiful Umbria! Our first stop was Perugia, as it was one of the cities we had never visited. Searching online, we found the residence "Le Balze" which seemed to be an excellent solution to explore the city and its surroundings. I must say that the choice was perfect! We absolutely have to thank the host, Valentina, who made us feel at home and especially for introducing us to places that we would probably have missed! For those who, like us, love tranquility, we absolutely recommend visiting this property which is truly worth it, away from the city chaos but only 5 minutes from the historic center!
